Q. How long will the process take?
A. The process can take as little as 14 days to exchange contracts. We will keep you fully informed of the progress that is being made.
Q. How do we contact you regarding a property I have to sell?
A. Simply fill in the seller contact form or call us and we'll be happy to discuss your circumstances.
Q. Do I need a Home Information Pack (HIP)...?
A. No. Beacuse we are experienced buyers, therefore we do not need as much information on the property.
Q. What are the upfront charges?
A. There are NO upfront charges. Be very carefull when dealing with companies that make charges such as upfront survey fees, especially if the charges seem high.
Q. Do I have to pay for a survey?
A. No - you do not have to pay for a survey. We will need to have a survey to get a mortgage on your property, but that is our cost.
Q. Who will perform the survey?
A. An independant member of the Royal Institute of Chartered Surveyors (RICS).
Q. Will I need a solicitor?
A. Yes you will need a solicitor or licensed Conveyancer. You can use your own or we can recommend one for you, either way we will pick up the bill (Up to £600).
Q. Who has the deeds...?
A. Your solicitor will require the Deeds in order to draw up a contract - they will apply for these from their place of safekeeping when you ask them to act for you.
Q. Are there any estate agents fees?
A. No - we do not use estate agents, hence there is no estate agents fee to pay.
Q. If I don't have a property to sell, but I know of someone who does, what happens?
A. You will be eligible for a cash payment upto £1,500 subject to purchase of the property.
Q. Do you offer rent back options?
A. We prefer to let the property back to the original owners. They tend to take more care of the property and not to move out.
Q. Do you purchase "Buy to Lets"?
A. Yes we do...
Q. My "Buy to Let" has a tenant, is this an issue?
A. If the tenant has a suitable short term tenancy agreement there should be no problem.
Q. Are there any types of property that you do not buy?
A. We buy all types of residential properties, vacant or otherwise.
Q. How poor can the properties condition be?
A. Virtually all conditions of property are considered.
Q. I am about to be repossessed, can you help?
A. We appreciate this is a sensitive and stressful situation. For this reason we handle things swiftly on your behalf.
Q. I want to rent back but once I'm back on my feet again, what options are available?
A. You can have an option agreement which allows you to buy back the property at an agreed price in 2-3 years time to suit you.
Q. If I rent back, do I pay market rent or can I pay a lower rent?
A. The rent you pay depends entirely on your situation. All rental figures are calculated based on your requirements.
Q. I've just inherited my parents house, it's in very poor condition, will you be interested?

Q. Do you consider both "Leasehold" and "Freehold" properties?

A. This will depend on the condition and location of the property.
Q. I don't want my neighbours to know about the sale, is this possible?
A. Yes. We don’t put up "For Sale" boards or put adverts in the local paper. Our service is discreet and fully confidential.
Q. I’m in no hurry to sell my house and I want to get the best possible price, should I call you?
A. No. We are in the property trade and offer a guaranteed quick sale, for this we expect a discount.
